Would you sell hunting ground to buy a home you really want?

    check with the neighboring land owners. they may pay top dollar to add it to their land. Especially after you show them pics of all the huge bucks you have:)

    Also be careful when doing business with friends. Friends are friends but don't expect him to give you $10-20k off if he can get it from some else, even if he did inherit the place.

    just tell them they are pics from some trail cams. don't mention the cams were from some other property:) just kidding.

    How much is a house with 37 acres worth?

    And yea you know a good idea would be to just sell the house with less acres to get it on the market. Then keep the other acres for hunting! Maybe that split will keep the costs the same as if you kept your old house, except hopefullly the land price will go up?

    We talked about that. He said it would save him from having to hire a real estate agent and doing painting, carpet, etc to get it ready for sale. Trust me, I'd have it inspected before signing anything.

    If the market in your area is good and you think you can sell your place, then go for it. I hope it all works out for you.

    Without hesitation.

    My goals in life are to become debt free. Then live the lifestyle I want. Then own the house I want. Land may end up being an investment opportunity for me, but hold onto it just for hunting rights when a better opportunity awaits I will not.

    My hunting property was purchased as an investment first, hunting was/ is an extra perk. For the right return I will sell it, in fact I have a contract drawn up to that effect.
    Sounds like the home/ land your currently living in was primary designed to be your residence, and hunting was just and extra. So with that in mind if your upgrading and making a sound financial decision in the process then it seems to have enough upside to justify the purchase.

    Depend on the house but land around here is going at about $2500 per acre for non tillable.

    Absolutely. No amount of land could ever be owned by myself to warrant passing up on a house better suited for me and mine. Maybe it's a mid west thing.. People get entirely too hung up on private lands.

    I never faulted anyone. Do you notice where I said "maybe it's a mid west thing"? As in, I live in MT and do not understand that train of thinking, perhaps if I was from the mid west I would. Now, had I said "you mid west people do nothing but gripe about public land" this would be a different story.

    We have millions of acres of public out here, private holds little to no merit to me.

    In NY and a lot of the NE if you don't own land or have access to friends and families private properties then your mostly SOL, so it is very regional. Private property is ingrained in our nature and many of grow up dreaming about owning our own land, for various reasons. In 2000 I purchased several connected tracts totaling 170ac, at this point the value of it compared to my original cost negates its worth as a hunting property. Yes the hunting is great for the area, But the money the properties are worth would convert into better yearly hunting in other locations. Hence the reason I lease property in Ohio. But with that said, I have an additional 40 ac attached to my home. If I didn't I don't know if I would as quick to sell my other properties.
    There is great satisfaction to be had being able to hunt on land you own...that said its not the only consideration.

    I really can understand the reluctance to parting with your own land and it isn't some thing to part with lightly...they aren't making any more of it.

    My thought process.... Sell that house and 1-5 acres with it. Keep the remainder of that acreage and buy the other house you want.
