I'm a bit ashamed to be asking this question as I normally do as much of the remodeling in our home as possible, but I'm burnt out and it's a major cosmetic fix that will help sell this place in a few years. We're having a local drywall guy come in and fix all of our long cracks and seam issues in our kitchen ceiling. He is also a painter by trade (works at the local college). His quote for repairing three rooms (ceilings) was $350 which I thought was fair considering one ceiling covers ~600 sq.ft and there are a LOT of full length tape/seams that need fixed. I do drywall finishing, but I'm still not sold on my skills in such a high visibility area such as the kitchen. Anyways, he also gave me a quote to paint the ceilings (primer and 2-3 coats of flat ceiling). That part I have a HARD time paying to do, but I can't edge to save my life, and my wife who normally does it, really doesn't want to have to cut in around so many things (not to mention the already dark green wall transition the entire perimeter of the kitchen), so we're not feeling up to painting even though it seems to be such a silly thing to pay for. So with that being said, who has had professionals paint their home? If you don't mind sharing, what did you pay? Were you happy with the work?
I can understand being burnt out and not wanting to deal with it. I did that on one project remodeling the golf course. I gutted the whole thing head to toe. EVERYTHING was replaced from the roof, siding, doors, window, rock, electric, etc... Got to the end and I simply couldn't take anymore so had the painting hired out. Dont really remember what I paid to be honest. A professional painter is twice as fast and good as I could've ever been. BUT I could never stomach paying someone else to do something again that I could easily do. $350 sounds reasonable I suppose, not sure how many estimated hours that is based on. But in reality it's a bucket of mud and some sanding. And if you're not good at edging? A bunch of rolls of painters tape and time putting it up will far out weigh the labor cost of having someone do it. But at the end of the day I can totally relate to not wanting to get into a project when you're whooped.
I have been in the painting business for a long time. Residential, commercial, and industrial. Currently bridge work. Going on 14 years in the business. That last thing I want to do at home is paint. Do those prices include material? Sent from my iPhone using Tapatalk
350 is material and labor for drywall repair. Wants another 400 for painting, edging, and caulking. Sent from my Samsung Galaxy S4.
There are 3 seams upstairs and 7 downstairs. 5 of the downstairs seams are long (12'-16' +). Sent from my Samsung Galaxy S4.
Matt, if he is painting the entire ceiling, $400 is a pretty fair price. All my residential construction projects in years past, I used $3 per square foot of painted living space as a general estimate and it was usually pretty dang close. $400 for over 600sf is a pretty fair price for 2-3 coats, prep, etc. on the ceiling. Also if paint get's on your wife's stuff... it won't be your fault. That's gotta be worth a grand. :D
in the same predicament right now, taking quotes for wall to wall in our 975sq foot rental condo. w/ materials, we're probably looking at a thousand. Given that it's a loft w/18' high walls, it's totally worth it. I've painted that pig 4 times now. Everytime after the first 3 times, I swore I'd never do it again. Every time my wife would come up with a reason to save the money (it's not her that's up on the ladder!) This time I'm sticking to my guns. It's just not worth the 3 days of my time and my aching back that lasts for a week after.
Painting sucks... Save your self the headache. Go do something fun with your wife with the spare time it creates for you two.
