the MN guys are doing a much better job then anyone else selling their state....... surprising how affordable land is when you get a little bit north in the state... could buy close to a metro area for work and another place to play...
I got lucky when I bought my place paid 900 an acre for the land, and yes it is just a little north. 20 miles north of me bear hunting is pretty good too.
I have found several large tracts under a $1000 and acre... my budget if we sell the house and condo down here will be around $600k.. would really like to buy house and land but would be willing to buy two separate places..
I think the deer get used to you as well on a tractor or ATV doing work around the property year round..
Sota is correct, it is much easier. Your correct to martin hunter. I hunt the 181 acre farm I own and live on. Then the small parcel of my lease which is 400 acres is less than a mile from me. Then other 5500 acres is about 5 miles away. The deer do get use to you being there everyday. When I ride my four wheeler around the fields they look at me, then go back to picking...lol. Tractor doesn't seem to bother them at all either. I've actually parked on the side of the field and go pour out minerals while there in the field. Once I leave, they head that way....lol. The economy is improving. My father-in-law is an electrical contractor. For a while he was cutting prices and taking a lot of repair/remodel work in order to keep his guys working. But he says it's picking up quite a bit now. GM used to be the biggest employer around here, but other businesses are moving in and picking up the slack.
Split New Mexico, Colorado, Wyoming, and Montana right down then middle. Then live west of that line. If I could pick anywhere to live that line would be as far east as I'd wanna be. We will be headed to CO at the end of this year if everything goes right. I've never understood the fascination with people and wanting 100's of acres of big farms and such. Give me the Rockies with thousand's upon thousand's of acre's of public land and I'll be happy.
it's all about control, I can manage and control the hunting on my own ground you can't do that with public land, and getting too old to pack into the boonies..

It's kind of a mistake to think that the East is all farms. Our place on the U.P. is 1/4 of a 40 acre parcel completely surrounded by several hundred thousands of acres of state forest land. There are other small plots like ours scattered here and there, but people don't live or farm there. It's strictly forest land. They don't plow our road in the winter. You have to use a sled to get to our cabin. There are also hundreds of thousands of acres owned by lumber and paper companies which are open to public use. (The companies get a tax break for doing this.) I love being in the middle of the forest. We are also only six miles from a lake with some invigorating swimming and pretty good fishing. Coming back to the cabin around dusk we usually see a bear or two crossing the road or ambling down the road.

If we look up that way it will most likely be near ****son or Watertown close enough to get to Nashville if need be..

I understand that. My home sits on my uncles farm. He owns a little over 1100 acres. Ive had free roam of it for the last 29 years. To me its way more work than I want to mess with. Were as public land I dont have to touch.
I agree owning land would be sweet. Will be one of the few draws to come back home later in life. Winter activities are something I don't even really think about yet cause I've never lived where there are winters. My idea of active revolves around Mtn biking, hiking, camping, white water kayaking, climbing, etc during the summer months. Everyone has their own opinions on what they want in life, it's just annoying to me to hear people talk of how much they love the mountains/beach/_____ but not act on that. You only get one life so enjoy it! No sense in waiting around for it, whether that means living in Minnesota or Mongolia.
