By me land is really becoming unobtainable. prices range from avg land @ 10-15K/acre and upwards to 25-35K and acre. I'm talking just land, not cleared. Anything to do with mature woods and hunting is really the sought after stuff. I've looked into some local land here & there, one guy wanted $375K for 35 acres. Way too rich for my bloods. Guess I'll keep work for hunting rights on private land tracts.
In Illinois it just depends. Here around me it costs anywhere from $3000-$5,000 per acre. However, if you go to Pike County in all its glory you could expect to pay much more probably.
West central Illinois was over $5K last year, has taken dive in last few months to average $3500 right now...one Brown Co farm of solid timber currently $2600...not sure how low it will go. 10 yrs ago was all below $1K...then the hunters came
Around here in south central KY, you can expect 1500/2000 per acre on the low side.....typically the more land you buy the less per acre. The better the hunting potential, the higher the costs.
About $6K-$10K/acre in Northcentral PA. Sometimes more, rarely less. We're right in the middle of one of this country's biggest natural gas plays, and as such, landowners looking to sell are seeking top dollar, and aren't willing to budge.
Suburbs of Pittsburgh, anywhere from 10-15K if not more. If you go farther away depending on where & how far, you might get down to the magical $1000/acre but it will be crap.
The land my house sits on was sold to the developer for 23-25K per acre from what I remember and the builder bought hundreds of acres. I have a friend that paid 100k per acre for the 2 acre lot he has.
bz is dead on right here. I have been shopping for the past few years for a 100-150 acre farm in either Calhoun, Pike, Greene, Jersey, or Adams Co. This time last year I was seeing prices around $5500 an acre, most farms can be had now for around $4000, a few a little less than than. I guess the time is right to break the checkbook out, I just have find the "perfect" place.
First of all, good to see some folks I thought were lost - especially some fellow Missourians. Out here you can find it for $1500 and up.
When I lived up in the hell hole known as Chicagoland, one of the farms I hunted on sold for $55,000.00 per acre. (next to I-90 and along rt 72) Right around here it's about 10K per acre for huntable land.
It depends on the location within the county. River-bottom property is 2500-3000K and possibly more depending on whether there are pivots. Otherwise, most other acreage of 20-160 acre lots would be 1200-2200K per acre on average. A year ago, there were 30 acres sold, less than 1/4 mile from my farm. It was a pasture with 1 pond, but it was overlooking the river valley, and on a small blacktop Rd. It Auctioned for 65K...which was a little higher than normal, but it's prime location along the river.
