    FTR I don't think God has much interest in worrying about my hunting properties. I do believe however that when you use the gifts he gives you in a positive way he will continue to bless you with further opportunities to share his creation.

    I'm about the roughest cob you can find. Nothing but imperfection here. But where I do shine is taking friends and kids into the woods. Enjoying that gift. I think he likes that.

    Tonight we read from Genesis

    Some people have yet to figure out that when it comes to hunting relationships are worth more than money.

    Congrats, on your new hunting spot, but I will bet you a 6-pack he comes crawling back to you before the year is up wanting to negotiate again.

    Glad it all worked out. At the same time I haven't seen any ground go for $750 an acre for a long time. Nor have I seen an appraisal that low. Maybe at the far west end of the state... It's hard to negotiate with someone that doesn't really want to sale something to begin with. Sounds like he went from basically giving it away to wanting something more on the outrageous side.

    Cedars are one of my fav places to hunt as long as they are big enough.

    Where did I say 750 / acre? I didn't. He wanted 110k for 20 acres, it was appraised just over 40....

    Think you need to read the OP again Jason

    and if he didn't really want to sell..... Well we both spent a fair amount of cash and time over the past year in preparation for the sale. Surveyors, appraisers (two of them) and new fence and flood gates ain't cheap

    My apologies. I read it initially as he wanted 60K for the 80 acres. And then he ended up wanting the same price for the 20. Sounds like it was a ridiculous amount of money to begin with. You are more persistent then I am. I would have got cold feet real fast.

    I appreciate you sharing as I think a lot can be learned from your experience negotiating purchase/sale of land. What could you have done differently to avoid all the investment in time and expense?

    Negotiated the price per acre before you did all that other stuff?

    An appraisal for the purpose of a loan and a appraisal for the purpose of the land owner determining a sale price is completely different in my eyes. That should have been all on him.

    Our original discussion on price for the 80 was gonna put it between 100-110k after a few additional costs we agreed on, which puts the land per acre at like what 1300-1400?? Pretty reasonable actually.

    What the hell went through his mind to bring me a contract for that same price on only 20 acres and then stand by it is absolutely beyond my comprehension.

    It appears you started with $1,375 an acre for 80 acres and ended with $5,500 an acre for 20 acres.

    The principle of marginal utility would allow for a higher price per acre as the acre amount dwindled, however the ratio seems high.

    I can only guess that one of the following happened....
    1. He simply had a change of heart and didn't want to sell suddenly
    2. He received an offer for the lease at some crazy amount (very possible)
    3. He found another buyer with zero sense or way too much money that was in line to buy?????

    I dunno

    True, and the appraisals reflected that but nowhere near that high!!!

    Congrats, looks like you walked into a better deal. I think owning our own land is a dream for just about all of us. I was lucky enough to stumble into a reasonable deal on my 40 acres and I wouldn't trade it for anything. But, there's something to be said for not having a mortgage or lease payment that can free you up to do other things.

    Yup I actually have plans to look at a 60 acre parcel that is for sale a few miles down the road but I am really tossing it around in my head now. I may well just enjoy the new place I have this year and see how that pans out...... That down payment could pay for a couple really nice out of state trips :)
