The opinions I've heard is, yes, once the full fda approval, not the current emergency use authorization, is received. At present the Emergency Use Authorization (EUA) may not hold up in a legal case... EO aside as @cantexian mandates... Which I haven't heard has or not have legal precedent. Full approval for Pfizer (and maybe Moderna soon after) is expected 1H21. The other factor, federal approvals aside, would be state/local related... E.g. Are you in a group who has access to the vaccine...in my state it's only presently available to Healthcare workers and those over 65 or so... Caveat : legal advice from us internet weenies is worth what you paid for it... Might not hold up on a court. If symptoms last... Oh, never mind.

Yeah but the older you get the more you hate the bitter cold. I have noticed that when I get to work at 7 the sun is rising and days are getting longer that gives us hope. The sun has the same strength and duration that it did in October. Then again this last october I took the pontoon out wearing shorts and shoveled snow in the same month.
Idiots in the cities. Seems every day there is a news story about with a kid or a pet that was left in a running vehicle and the vehicle is stolen. I blame the victims, don't be stupid, don't trust anyone.
I don't know what causes this but it seems like I'm in an area that has temperature extremes a lot of the time. Cold in the winter and hot in the summer. Right now I'm in the county marked -27 degrees. I wish it wasn't so. It is supposed to be like this for another 8 days.
Hot in the summer because you live close to the northern plains. Cold because you live close to the northern plains... Practically in Canada and the artic circle.

Yeah, I have the same luck. My dogs don't want to get off the porch. They are too big to carry so I yell at them and point.... "Go potty!" Then they run out in the driveway, do their thing and head right back. They're ok from +5 degrees on up.
I feel you brother, but there is another issue- VA appraisers are notorious low ballers. I don't know the terms of your offer but if you include a clause where you will front the difference in cash between a negative appraisal and the agreed-upon price you may be able to close the deal. Not only that, once a VA appraiser is in, that is the US Government-approved value for I think 6 months? Something like that. It then applies to any FHA loans as well. It was an issue when I bought my current house. Had to pay the difference out of pocket.
Two offers being equal except for conventional financing vs FHA/Va ect and the nod will always go to the offer backed conventional financing. An agent with a fiduciary responsibility to his client would be negligent if they didn't explain the differences that brings to table to their client before they decided what contract to except.
Don't forget when holes were blown in that they changed it to climate change... Which encompasses if the world is Hot, cold, the same, different. The solution to it conveniently is taxes.
