February 12 headed to Monument CO to get the rock. Love my wife and cheaper than the horses. Isn't that something I can travel 14-1/2 hours in a rental car stay in hotels and go pick up a big rock and it is still cheaper and easier than horses. No 1500 watt stock tank heater.
That’s great! When I quit smoking 13 years ago I used the gum and changed my habits, for me it worked well. Just keep after it, some days it will be harder than others.
Sportsman Guide running a sale on anything. I can still find it for 20% less just about anywhere I look. Yesterday at Academy I picked up two new ladder stands on sale with 50% off the sale price! Best time of year to buy hunting clothes, stands and boots. So for a cheapskate like me it is Christmas.
OKIEBOB< I used to purchase many things from sportsmans guide ! I let my participation expire, Since big corp[orate took over the real deals are gone ! Please bring back Gary Owen
Okay I have a rant..... My wife and I put a bid in on a house and the sellers rejected our bid because our loan is a VA backed loan. The sellers said they chose someone with a stronger financial backer. Enjoy your freedom you ****** nozzles. Imagine living in a world where you have the freedom to choose to sell your house, I wonder how one is afforded such freedoms and liberties? Commie b@stards... Pisses me off.
Does VA offer loan pre-approvals? If so, that would be the route I'd go. And if, approved, and you wanted to be a doosh canoe, you'd probably have a good argument. Granted, I'm not a lawyer, but I have stayed in a holiday inn express...
I didn't go very far into the process but I did a little of the VA home loan stuff and they basically told me what I woulda been approved for. And that was just dollar amount not for any specific house. Sent from my SM-G950U using Tapatalk
Swamp, you can decode that statement to mean this: the other offer came from a buy whose lender is not as strict as the VA. They didn't want to get stuck paying for repairs before closing.
True..... IDK, I'd be proud to sell my house to a veteran. We've bought two other houses in the past with the VA loan and didn't have any issues, we closed in under 30 days on both.
Could be a blessing in disguise Joe. I agree with Pic, VA does generally have a more strict guidelines regarding repairs and for cheap commie btards trying to be husslers, they knew they would have never been able to pull it off. And... if a veteran tried to buy my historic home, I would probably try to change their mind out of respect for them, their relationship and bank account.
I'm done. I expect they could as me to stick around longer, and I expect I may get a call after their regulatory examination to come back and help them further... But I'm ready to do something different. One of them suggested I be hired by their company as an employee. Not on your life!
That's what you're looking for... I'm pre-approved for $xxx, xxx. RE agents will want to sell you more as it's more commission for them. But knowing your limit is step 1. Like Pic and Bob and others keyed on, there are really 2 other reason your get refused: 1) lender is really gonna find dirt ('difficult lender') or 2) discrimination. The latter is easy to call them out on...
This is why I will have a home inspection done on my home in the next 10 years. I can then do my own repairs-if needed-as I see fit and will not "have" to have a licensed contractor do the work. Some "issues" are just not worth the effort for a contractor to come out and quote for a 10 minute job that nearly any 10 year old can fix.
Swing a little south on the way in or out. Wave hi to the wing wipers at Peterson AF base for me! Or better yet, grab a coffee, take the road that leads to the west entrance of the base before sun up. Park and watch the sun light up Pikes Peak from the top down. Seeing sun rise from the west gate NEVER got old!
Move out of the Commie part of the country and come south where veterans are respected and patriotism still exists. I would be happy to put you on deer as a bonus. Arkansas is a target rich environment compared to where you hunt. The hard part is finding the ones that haven't learned to look up in trees.
Space force was not a thing in the 80's. I did serve under 1003rd Space Command. Never did get why Trump want a new command. Most of this is redundant to Space Command. Edit to add: Peterson did not have an "active" mission. It was a headquarters/support installation.
