I own a storage unit building. The building is 100' x 30' and has 18 separate units in 3 different sizes. It is an easy business to run and very quiet. My rant: Idiots that stop paying. Time to get serious. Lol
Time to alter the contract verbiage to say if payment is received two weeks in arrears of due date all content in storage unit will be forfeited. It shall be sold at auction to the highest bidder of said contents in the storage unit. Then start putting your own locks on said unit 1 day after the due date of payment has lapsed. Turn their tardiness into your profit..
So glad I retired from fire when I did, I got a text about an escaped prescribed fire. It was listed as a vegetation fire, wtf is that a vegetation fire. 20 years was in 11 states and Canada have never ever fought a vegetation fire, do you get tofu pizza if you work past 6? edited because I forgot about Texas and Canada.

I rented a 10X30 for a few months a couple years ago and ever since then I've been seriously considering building me a couple. Cheap metal building and people pay $200/month for 300SF of un-conditionioned space. Thats more revenue per square foot than most apartments bring in and its a heck of a lot cheaper to build and maintain, plus tenants can't really f**k them up that bad compared to the damage they can do to an apartment. I am 50/50 between that and a trailer park. Trailer park is attractive because basically I just put in streets, plumbing, and electric infrastructure and charge for lot fees. You typically partner with one of the trailer manufactures (Clayton homes, etc...) and let them put some new unoccupied trailers out there for free and when somebody wants to move in they negotiate the trailer purchase with the manufacturer and I just collect the lot fees from the new owner. If a tenant destroys a trailer and defaults on their mortgage it isn't my problem. The manufacturer has to deal with the forclosure and removing, selling, or renting to somebody else the foreclosed trailer and all I have to do is clean up the land once it's gone. I've been in the rental apartment business and seen the kind of destruction a tenant is capable of doing, but when it comes to land, they really cant f**k that up all that bad.

Did that yesterday morning to one who seems to think I really give a chit. I've sold almost 400 roofs this between two different states, worked through allotment and manufacturer shortages, labor shortages and things I've never seen in my time doing roofing. But one retired crybaby executive from Wally World thinks I'm going to put others off to kiss his ass, you don’t know me that well. Idgaf, fired. He has since called and apologized, I'm sure he called another roofer that laughed at him too, asking to be put back on the schedule. Sorry bub, I dont care and you can go pound sand out on the playground with all the other crybaby.
