I wouldn't think twice at that list price. Land payments are cheap. Go for it if you have the cash reserves to put 25-30% down. Waiting on an invite. :p

Yeah, a cash offer would likely get the job done at $50k. I don't get my bonus until March, which would cut that 25-30% down payment in half. Who knows if it will even be available then. All I can say is, those trail cam pictures are hard to argue with.

Hah, yeah it would be wonderful. Owning a piece of property that big is a long term goal but at the moment I'm focused on buying up multiple smaller properties. I've found that flipping smaller properties is very lucrative around here. My 9 acres is worth double what I paid for it but I need a second property so I can always have one to hunt if I decide to sell one.
ask the owner where those pics were taken and then go to that spot not saying they wer'nt taken there but be causious.
I believe the picture of the creek (#2) and the bucks in the creek in the snow (#18) is the same spot. But yeah, I would definitely ask to be taken to all the spots to check. I asked to put a trail camera out for a week on the 9 acres I have now before I bought it and after I had 250+ pictures from 1 bag of corn I didn't need any more convincing. I would ask to do the same here.
I'm discussing with wife and seeing if brother in law is interested in going halfsies again. I'll keep ya posted.
