    I just got my lease back last year after loosing it for most of the year after having it for 26 years. I brought in all new guys because some of the members from the lease before treated it like a guided hunt. Even though we didn't get trail cameras out until the first weekend in October we got quite a few good bucks on camera. Today I asked everyone if they wanted back on and I was surprised when one of the guys said he didn't think he would be back on the lease this year. He hunts a number of places and he also likes it to be more like a guided hunt so I guess I am not totally surprised. Good thing is their are a number of people who have been asking me to get on, so it wont take long to fill.

    When I used to operate leases here in GA the one thing I hated was turnover of members.. It's nice to have the same group of like minded folks for the long haul..

    Could you get a guided hunt for what the lease costs each member? If it did I would be tempted to do the same.

    The lease is less than half the price of a guided hunt. I would put the pictures we get against quite a few outfitters :) with out much pressure.

    So it sounds like it's just year to year lease? How come no three or four year minimum?

    the lease I have now cost me $1100 a year and that is total cost for me and me alone for the farm I have no other members. That is also for 1 full year... I have been on lease with other guys and operated leases that cost as much as $2500 for a one year lease per member...

    The last guided hunt I took to KY was $1500 for 5 days.. it was a blast, but still only 5 day...

    I really like leasing my own ground leasing has not really caught on up your way yet or in WI and MI in fact it is a dirty word in MI but it will catch on and soon be the only way you can hunt other then state land or owning your own..

    No matter how good a lease you have there are always folks that think for some reason its not worth the money or hassle.. Seen it way to many times over the years

    I have been leasing for the last 11 years. We have group of 15 on around 3000 acres. We have a some spots open up every year. Most are already spoken for before the spot even opens up.

    This year I was the one that decided to step away from a large majority of the properties that the whole gang had access to. I'm still a manager of the lease, but basically only have one of the 10 core properties to hunt now. I had reached a point where I wanted some ground all on my own. So I have sub leased a 220 acre river bottom farm that I will have all to my lonesome..

    Looking forward to setting it up like I want without any added input. :)

    the farm I lease is 110ac @$1100... The one that was $2500 per member was 5000ac and we had 10 members walk in cooler club house and a place for campers.. had another that was 10000ac we had 20 members and was $1800 a member.. it really depends on what part of the state you are in..

    I have had this lease with family for 27 years so far on a handshake. There has never been anything in writing and I give him the payment in cash every fall. I talk to him when I give him the money and we agree to the lease for one more year. If these guys had been on the lease for years I wouldn't have even asked if anyone wanted out.

    I guess it depends on the state your in on price. I mainly hunt on my 181 acres I own. This year I decided to also lease a place. 5900 acres, $300 each for 10 of us.

    Wow!!! $300 per member for that much land is absolutely a steal. I'm about to pay my dues for a bow club here in SC and it's going to be $750 per member, 12 members and it's only 1000 acres on a river. No clubhouse...just primitive camp site.

    Now I'm starting to think that maybe finding a couple hundred acre lease of my own next year would be a better idea. Maybe get 1 or 2 buddies in on it depending on size. Yup..just talked myself into it!!

    Need any spots filled on that? Crap that's cheap. I've seen some nice deer in TN, too.

    We do not lease any (yet) but are thinking about offering money to a neighboring wood area so we can post the whole block and have it to ourselves (Would be roughly 100 acres).

    Honestly, this is the first real lease I've been on. Like I said, I usually hunt on my own land. Got a few other farms I hunt some. Now I've seen leases in middle TN that are crazy expensive. We just offered that much and they said sounds good....lol

    At 50 cents an acre that's a real deal!!!

    Most ground goes for $5 to $25 an acre and even higher than that for some of the prime Midwest states..

    Hope your owner never finds out about lease pricing or you could be in a one and done situation...

    Of course in TN. with all those mountains to traverse that might be a good price and I just am full of do-do.. :)

    The average around here is$5-$7 an acre, but that's for prime land
