Shared ROW driveway question(s).

    What does the state code say about easements and ROW?

    No idea. It's a question I will ask my contact when they pull the deed. I'm researching it now myself, but coming up empty.

    Well, it's already looking like a no go. The seller was able to obtain records of the other parcels along the ROW. It looks as though it's 50' until the first property and then 10' from there out to the property. I've never heard of such a narrow ROW. My realtor is going to pick up copies of those papers tomorrow, but unless someone knows of some legal option I'm not aware of, that will be a deal breaker. Stinks. Land is very hard to come by around here.

    Part of me really wants to. I'm tired of looking. The market is so artificially inflated due to the gas industry. If it weren't for family, I would be gone. I could go to most any whitetail mecca state and buy 40+ acres and spend far less than here. Land here is almost non existent, and when it does go for sale, it's $6k-$10k/acre.

    Well, just an update. I had my realtor/lawyer looking for me about getting a wider than 10' easement into the property. The owner called and said the property has been sold for full asking price. I'm a bit bummed, but at the same time, I wouldn't have been comfortable spending that much AND only have a 10' access.

    One thing I learned is that land here, is that I've REALLY underestimated its value (or perceived value) even without gas rights.


    Back to the drawing board.

    It'll work out when it's supposed to Matt. ...this apparently wasn't meant for you...that's all...we went through something similar before we bought our house...as much as I wanted that place I'm glad it fell through because we landed a great place at a great price shortly after....keep on
