One of my farms is in a neighborhood that is getting bought up by deep pockets and serious whitetail quality deer management types. I was approached to see if I was interested in selling. At first I thought, no way. But, neither of my sons were infected with the hunting virus like me. It is a ton of equity just sitting there for me to hunt a handful of times each year. I have kind of "been there and done that". I have another farm that is good hunting and I have never even killed a deer off of it and I still have access to other good ground. So, I have talked to a few serious buyers and things are starting to heat up. I have 7 bucks on the wall from this property that average 175 gross inches and at least 5 more that are over 160 inches and several more over 140. I was insanely lucky to find and purchase this property when I did 13 years ago. I have had B&C bucks to chase every year and most years there were multiple. There are several now. So, if any of you have a spare $500K laying around and want to kill big bucks every year, send me a PM. I figure that if I am actually going to go through with this, I might as well get the word out and see where things lead.
Fletch, I will test run that land for you this fall. I will then do a complimentary write up for you that will surely help you sell the land at a great profit. Can’t blame a guy, but part 0f me cringes to know this is probably going to be the common trend for hunting access in the U.S. , at least in the prime states. Good luck, Fletch!

That is 4k an acre. Good farm ground here goes 7K. Marginal mix ground goes for 5K. That price really isn't that bad.
4k an acre for prime whitetail habitat sounds like a steal to me. Here, I wouldn't be surprised if it was double that
