Real Estate People (or anyone with experience)...ROW question.

    What are your thoughts on this ROW?

    The parcel to the north/west of the ROW is ~5.5 acres and is still for sale (I looked at the house that comes with it's own 2.8 acres back in November). We originally decided to back off of it due to the extension of the ROW. We offered to buy it from the owner of the farm to the East, but he is leaving everything to his son when he dies. He's enrolled in Clean and Green and this field the ROW leads to is CRP, so he can't/doesn't want to sell.

    The area/field this ROW leads is definitely flat/level enough for it to be developed ground which worries me about what may lie ahead in the future.

    Has anyone ever seen a row end with a cul-de-sac like this, and then have another ROW extending off of it?

    The "flat/level enough ground" worry:

    I would check with zoning and explain your worry. They would be able to explain current zoning usages and what it would take to develop if it currently zoned wrong for future building.

    Regarding the cul-de-sac question - it happens all the time. Developers don't want to go to the expense of building a road to spec, when they aren't ready to develop the land beyond yet. So they will terminate it in a cul-de-sac to give it more of a "finished" look until they are ready.

    Yep looks like they were intending on developing it and selling off parcels at one point.

    Yeah, that was his intent (the farmer's). Looking over the county GIS, there's not a single cul-de-sac like this (aside from this one). That's why I was curious.

    Nevermind, I just found one like this not far from my home. Odd.
