We have an opportunity to possibly buy a house with 10 acres of woods. The neighbors also have woods that attaches to the property I’m considering. To the south the neighbor owns 20 acres. To the north he owns 10 acres. My concern is this. When we were looking at the house the neighbor across the street came over and asked if I was a hunter. He apparently hunts the property I will be buying along with the neighbor with 20 acres property. He said there are 7 guys who hunt the section of woods now. If I was to hunt along with my son and step dad to me it would be no different than hunting public land. I sure that all of us would not be hunting at the same time but still having other people walk around etc. I know I could always tell them they can not hunt on my property but I also want to keep good relations with the neighbors who’s land touch’s the property so if I have to recover a deer. Maybe its just me but i would think 10 guys on 40 acres is better than 3 guys hunting 10. But i also understand and myself would want to just have my own land and see what i can do with it. Maybe tell him for the first year you'd like to just hunt your land yourself and you'll see how it goes next year. Certainly no expert, but it sounds like more trouble than it's worth, unless you're in love with the property.
I should clarify some. My son is 11 and will only be gun hunting a couple of times a year. My step dad may hunt a handful of times. So most of the time it would be just me. If we do buy it obviously we would probably move in the middle of hunting season so I thought just saying for them to finish out this season as they usually do and see how it goes. If you love the house and land, by all means buy it. But don't buy it thinking you have a prime piece of hunting property. Surrounded as you are it's going to be tough hoeing. But as far as other people hunting it after you buy it, straight off tell them you, your young son, and his grandpa will be hunting it. Anyone gives you guff that's sour grapes and bad on them. Anyone who would hold ill will over letting a kid and an old man hunt that little parcel is it not worth being friendly with anyway.
Yeh tough situation but I think you will quickly run into issues with neighbors and other hunters..I would personally stay away from it
You gotta figure if you do buy the place, no matter what, you're going to wind up with some unhappy campers. But, I guess that's just TS.

up to 10 people traipsing around 40 acres at their leisure A--would chase away all quality deer, B -- constantly fighting over stand locations C-- someone could get shot D-- no matter what you do you will be the a hole in the long run no matter what you do, If you purchase it post it a s a p ! then make your acres into your very own Shangri la

I own 15 with my home and if I fart in the stand on the west end my buddy can whisper "gross" from the east end.....my point is all said and done 10 acres is not a lot. ....and my farts are gross I guess
buying property is such a personal thing, it's hard for me to give advice. BUT, if it's not perfect, don't buy it. and don't look back. I was pretty disappointed when the property we liked was sold without the realtor even telling us there was an offer. then we bought a much better cabin and much better land!
