I was just looking to get opinions on parcel size. If the land I’m talking about is created equal other than size what would you choose. Two 50 acre parcels or a single 100 acre parcel. The land will be nothing but woods. Something I didn’t mention in the previous post is that on the two smaller parcels I can have food plots on both of those. Between 1-2 acres on each. The 100 acre parcel I would not be able to.
You didn't include the most pivotal part...location of the two 50 acres? Next to eachother, same localized herd but not contigious, or entirely different locations.
Well I'm considered WNY though we are the upper fingerlakes. Being in NY knowing NY pressure in one of the highest deer and buck densities, I would say 100. Though it's not JUST size, oh God there is a joke in here, but shape. The gun hunting 500 ft rule plus you want your buffer area from the line pressure. Next you have to consider terrains and you accessible points so your not pushing feed or bedding areas on your way in and out. All this said,check out what you will have bordering you. Locals can be the worst!...but sometimes great. Consider how fluid turn overs around you may be. Nothing worse than a nightmare every few years...believe me.
I should have probably mentioned that almost everyone in this area of New York has small lots, meaning less than 50 acres. So hunting pressure is super high around here. That’s why I was leaning towards the 100 acres.
Hands down 100. NY has way too much pressure to watch the boarders of two small spots. What zone are you in
Yes your correct...though as I said shape is important if you can get better use due to shape from 50 acres than 100, you may want two 50's. Our place is a great example . Land on two sides of a road. 4 contiguous parcels. 2 on one side 2 on the other. Now my main hunting is on 36 acres across the street. It's appox. a 1300x1300 square. The house side is L shaped with the l side being about a half mile x 411 ft wide with the house property attached to it is 1200 x 350 wide. It's a nightmare to hunt being lined by hunters and 2 hunting camps. Unless I'm in there 2 hours before opener I've pushed everything there to other hunters. Because these guys have full few of my place unless I have enclosed blinds they can't tell whether I'm in them or not they are on my lines shooting into me woods. Some areas I can only bow hunt. Then you havr the recovery issues over the years I have had 8 's , a 6pt and a monster 10 or 12 taken on me before I could recover them. Two of them I brought a tracker in . We heard a gun shot in bow season then the trail disappear at area of shot. Tracker heard shot and actually said there goes your deer. The monster was taken as I waited for tracker,both taken by neighbors. The monster was dead and he told another neighbor that told me the following spring. The guy had actually given us permission to track. Then went and took it guts and all. So as I mentioned , from experience terrain and shape matters.
Lots of good points! One of the main reasons i lean towards the 100 acre size is because one of them i'm looking at has frontage on both sides so i can access each side and leave the center basically untouched.
One other thing to consider...price, you'll pay less per acre the higher the acrage. The more difficult the perception of financing the lower the price per acre and banks don't like undeveloped acreage in ag country as a risk.

Lease all of them. Get a buddy to help and share the work. Make sure you get the rights and rights to alter. That way down the rd you can plot of hinge cut or whatever.
