What would you expect to pay per acre to lease hunting land for a year in PA? Any ideas? This would only be for 70 acres or so.
Honestly I have no idea (but I bet you have a quote). I can tell you what you can expect to pay to BUY 70 acres in PA, though.
Obviously as stated I would have no clue, but for KY leases go from $5 to $15-20+ per acre, depending on the quality of land. Mediocre land fetches mediocre leasing prices, primo land USUALLY fetches primo dollars, and if it isn't it is only a matter of time before it is discovered as a deal and quickly starts costing more. I know of a lease going for around $6/acre here locally. I've hunted the farm myself, and would even lease it if it weren't for all the dead space you are paying for. Leasing around 170 acres to hunt 10 acres of it just didn't sound appealing to me.
Trev, this land that I want to lease is not primo, but not junk. I would want to be on 45 to 50 of the 70. I would pay 5-6 bucks an acre, if I got sole access and all that. What do most leases include?
If it is a good piece of hunting ground and it was in IL it would be between 25 and 40 buck an ac. Get it a cheap as you can. But I would think that any good land would be worth 10 bucks an ac.
Stace - I've seen GOOD pieces of ground in IL go for $75-$100/acre when outfitters get into bidding wars. But you're right, $25-$40 is about average. As for what they include - usually nothing. Just the hunting rights for the seasons you negotiation. Some are just bow, some bow and gun, some just deer, some all seasons (deer, turkey, etc). It's all up to what you work out with the landowner. In many cases they'll require you to have your own liability insurance as well. We get ours through QDMA for around $300/year. The cost is dependant on the size of your lease.
