    So I am looking at picking up a new lease on the eastern shore of MD...It has big deer in the area (130-170) but I am not sure if they are on the farm. I am going to look at the property tomorrow and just curious what I should look for and ask...Its 30 acres with fields, hedgerows, and a small wooded area. The guy is wanting 1,000$ for it. I was planning on asking if he has any pictures of deer taken from the property or on trail cams and I was going to see if there was any wiggle room on the price is which pretty steep it seems for such a small farm. Any advice would be awesome

    It's hard to tell. Even if he has pics he could be full of it. With the green up its hard to scout too. I would ask of you could set trail cams for a month, or even two weeks. Why not. The price could be accurate if there are big deer killed very close to there.

    Its really tough to say, I just got in a club in central delaware for 525, its 500 acres wtih 12 guys. But really well organized. Guy showed me about 10 130+ taken off the land. that is a lot for that much land.

    how are the areas around it? What are food sources? Can you draw them to your land?

    If there is lots of deer sign then I say go for it. The rut brings all kinds of big boys in from all around. For a grand you could go in with another person and be set for a season. If sign is low then I say its just not worth that kind of money
