Just got done talking to the neighbor who owns a little 90 acre piece of land locked property. He has been talking about selling it to me for a year now and said it's getting to be time for the land to exchange hands. If all goes halfway according to plan, I'll be buying it in the next couple of months.[IMG]

That is awesome. What a piece!
Where is your land in conjunction with this?

I vote food plot in that small clearing near the southwest corner...But it surely needs a food plot.

Wow...looks like a prime piece of ground with some nice water sources. I would LOVE to have bought land already, but in time. My 2.06 acres will have to do for now:D Hopefully all goes well for ya on the deal!

Oh man! That looks gorgeous! Hope all goes well & you get it. Good luck & if you do get it, post some pics from there. I heard that Iowa is now getting about $2500-3500/acre? Is that true?

Depends on the piece of land. A friend of mine just bought 67 acres @ $1300 per acre. This piece I am going for is land locked and I am looking at less than 1k per acre.

The back of my property is about 1/4 west of this property, but there is a 40' wide easement from mine to this one. The northwest corner will be food plot and there's an area about right in the middle that will be another. I have my enclosed stand on the southeast side of this property already. Tick-Tock Tick-Tock April is coming awful slow.

$1300/acre. Gotta be kidding me. You know what it is around here? In RURAL PA? $5000-$12K/acre. Yeah. People are insane, and I hate this natural gas "boom." Good for you, though bud. I hope it all works out for you.

Congratulations! 90 acres in the right area of Iowa would be a dream come true.I would be concerned about it being land locked as it relates to the ability to sell it in the future. Is there a legal right of way in and out of it,by vehicle as well as the right to get utilities in to it?

Yes, the land actually has a strip 40' wide from a gravel road through the back of my property all the way to this property I didn't put in the photo. I have utilities already in the back of my property that could be laid to the property as well if I wanted. As far as resell in the future, it'd be after I'm no longer walking the face of this earth!
