So here is our dilemma. Our new house has 4 bedrooms, and a relatively small kitchen. As you all can gather from my recent threads, food and cooking is important to me. The 4th bedroom shares a common wall with the kitchen. We want to expand the kitchen, but the wife is worried about losing the 4th bedroom. So here are our choices: A) Remodel kitchen in the same space as now B) Push the wall back 4 ft, enlarge kitchen enough for island, make bedroom smaller. C) Tear down wall, make huge, dream kitchen with a built in breakfast nook. For re-sale purposes (we aren't planning on selling anytime soon, but just in case), which has more value? A large kitchen? Or a 4th bedroom in a neighborhood dominated by 3 bedroom houses?
Kitchens and baths IMO impress the most. And honestly there isn't that much market for a 4 bedroom home. I'd go balls to the wall in the kitchen and 86 the 4th bedroom. Just my preference, but again ... I have a thing for cool kitchens and baths. Somebody walking in looking to buy saying" 4 bedrooms (one that we'll never use) and a small kitchen" or "holy crap look at that kitchen and has enough bedrooms for us"
Our place jumped way up in appraisal when we remodeled the kitchen, we tore out a wall and added a great room that launched the kitchen counter out into a wide open space. We went with granite and all new cabinets. Maple. We still have more too add to the kitchen. Our appraisal didnt jump us as much when we created a 4th bedroom out of a large storage/mud room. As much as you love to cook, I believe you would get the most satisfaction and $ out of a great kitchen. We put about 20k into our kitchen.. our appraisal went up 40 grand. We have about 10 grand left to put into our kitchen and it will be very nice.. More cabinets, gas stove versus the electric we have now.. and more granite when we add the cabinets/pantry
I think so as well. Just going to have to convince the wife that we won't need a full time guest bedroom (we plan on having 2 kids). We will still have the living room, media room, and play room for guests to sleep in if need be. I'm also trying to convince the wife to let me get this bad boy...

Kitchen for sure. Undoubtabely, it was the one thing repeated to me over and over again by people who knew of the home we bought. They would always come up and say, "how about that kitchen?" Heck, we had 4 bedrooms as well, and I got rid of the 4th in place for a bigger family room.
