Our lease is a 120 acre property, however only about 85 of it is huntable due to barns, horses, house, etc. another 5 of it is a small corner woodlot that comes right up to the horse pasture. The owner requested that we leave that unleased so he could allow his grandson to hunt there. Luckily for us, the grandson hasn't hunted. It's actually a great little 5 acres- pretty much all bedding. That left 80 acres to lease. The agreement was that we only pay for the 80 acres, but we have hunting rights to the entire 120 acres. We have exclusive rights to the entire place and his immediate family can only hunt the 5 acres- Which they have yet to do. We pay him every April 1st for the year, and it's under a 3 year contract.
This is sound advice for any land that receives a fair amount of human activity. Private. leased or public...... it's good advice.
