Questions for you guys. My dad and I have hunted a certain piece of ground for about 10 years now. In the last few years we've had alot of problems with the other hunters ruining our hunts and using our stands. Some of the ground in the area is starting to get leased up, so we have been talking about trying to lease it. The ground is in Central Illinois, and its 120 acres, probably 60 of it wooded, the other is planted in beans every year. I mentioned it to the farmer and he had no objection to it, just wants to sit down and talk about it first. It's the big rectangle we're wanting to lease, the smaller square is another property we have permission to hunt as well. So we were trying to figure out what a good price to offer him would be. I've heard leases in Pike go for $10/acre. Since we're not in Pike and leasing hasn't gone too crazy yet around here, I wouldn't really want to pay that much. An outfitter tried to lease up a chunk of this property a while back for $4/acre and the farmer told him no, but said to me "I don't want him bringing other hunters in and making a fortune off of my land." Since we're not going to be outfitting it, we're wanting to lease the entire thing and not just a chunk, and we've known him for 20 years, I'm wondering if he would look at it differently. I also thought that when I went to go talk to him I would take some liability waiver forms over there already signed so that he would see that he would be liable for absolutely nothing. Our Pike/Brown county piece is $50 an acre....and thats middle of the road price for there. $10/acre would be a steal.
I must have read a typo. Not too long ago on a forum I read that "prime whitetail ground in Pike goes for $10/acre"- They must have meant $100!
