We have a piece of land that we have bow hunting rights to. However, the gun hunters are ruining it. So we brought up leasing the property (190 acres) for all hunting rights. The bow rights were just through being family friends and no money was paid. This land is a mix of woods and some fields. The fields are leased out to a local farmer who is actually a distant relative of my husband. I am not sure on any particulars for that lease. So my question, how do you figure out a fair price? Husband thought paying half the property taxes, but to me, that's too much. I figure there must be some amount that is "normal". Also, does anyone have a basic lease agreement that I could copy?
The people who are allowed to gun hunt it rent a trailer on the property. The owner is an elderly man who has it all posted and he lives in a nursing home. He's been a family friend of my husband's family for years. I truly feel noone will ever ask to lease it and if they did he' probably say no. Eta; should also add we're eventually going to try and buy the land portion of this.
If you google search hunting lease agreement you can find a few. They may need some modification to make both parties happy but they are out there. If your goal is purchasing the land outright I would bring that up and explore some options in that area. You would definitely be better of in the long run doing that. Price is negotiable. Plan on paying more over time and factor that into your starting price.
Purchasing isn't in our cards right now - but hope to in the future. Trying to pay off current mortgage before going for another. I'll see what I find on Google. Thanks.

If you look on Hunting Lease Network or basecamp leasing the going rate for leases in PA is $11-$20 per acre. If you figure $14 per as an average you’re in the $2,500+ per year range.
Lease broker prices can also run anywhere from 15 to 40 percent higher then avg. something to keep in mind. I was recently contacted by a broker wanting to list a peculiar piece of property and he quoted me a 20% annual commission price as well.
We were just looking for a figure to toss out. The owner is an elderly man who lives in nursing home. His daughter handles his estate. They "rent" a trailer (guy is only paying his utilities) to a guy that he and his whole gang think they own the land. Really looking just to have something to say, guess what guys - get off...if ya know what I'm saying. Husband grew up hunting this land for 15+ years. It can hold some greats wildlife - so it is worth paying for. The owner liked the idea when Grandfather brought it up to him.
