Land Value???

    It is a pasture with some small bundles of trees, there is a low spot that holds water but the entire terrain is a hill top on the left and its decently steep. The land right now is pasture that is baled and sometimes- sometimes has a handful of cattle on it.

    The pink lines is what we see for deer going from the tillable into the timber, the path they often take skims our entire property. My thought was to go to the farmer and ask about selling the pasture, the deal would be something like - you can bale it as you currently are and even put cattle on it outside of hunting season.

    access would be pretty easy either from the road on the north or even the East South East.

    I would guess its 15 acres total
    for comparison the total amount of red is right at 25 total acres
    What would land like this be worth?

    Good luck. Even if he says no ask him if he would be willing to give you a chance of first option when or if he sells or if a family member sells. If you think he's elder with no family help, throw out a offer of help if he needs it and your scheduals match.

    I just wrote a letter to an out of state neighbor asking to post her land because her trespassers were going through hers to get to ours. I clearly told her I had no desire to hunt her land and that her timber was ready for harvest if she were looking to cut again.
    Not a peep back for many years . Then her lawyer called me I was in her will. Never set eyes on this person. She gave me first right to buy if her nephews didn't want it.
    Other nieghbor we bought land from called us up a year later. Said his kids wanted to buy section next to what we'd just purchased. He told his kids we had first option and asked us to buy it...that's how we got two of our parcels...BTW we had never discussed having first option with him..they had 13 kids!. The nephews didn't want inheritance and the one in charged screwed around until he made me and her lawyer angry. 5 yrs.of BS. I told him I'd only pay 10,000 for the 241/2 acres and the one year of his back taxes. Yes I did monitor that.

    I talked to the farmer on Friday when I was down there.
    Super cool guy, I'd met him before but don't know him that well.

    He is not willing to sell it because its part of his either great or great great grandpa's original farm.
    Have to respect that answer because I know how my grandpa feels about his multi generational land.

    I'll get to know the farmer more and ask about leasing hunting rights or just permission use for late season or next season going forward.
    Part of my thought on why I'd ask him is because he juts doesn't get a ton of use out of that land, or in my ignorance I don't see it.

    Knowing the local farmers is a great way to get permission or inside track on little bits of land that like so nothing bad can come from having a good relationship with local land owners.

    really wish I had this land though
