    How much is an acre of ground going for in your area? Farm ground here is getting anywhere from $4,000-7,000 lately. Recreational and timber is selling for upwards of $4,000 an acre. I've been saying for years the bubble is going to burst soon, but the prices keep climbing.:lmao:

    Where my land is (North Central Wisconsin) 1800-2200 per acre for wooded timber is the average with some being $2500-3000 per acre.

    It's crazy. I payed $2000 an acre for mine about 5 years ago and felt like I over payed. Today, land ranges from $2000-5000 an acre around here. I don't know how farmers can make a living buying land at $5000 an acre.

    One great place to check prices if whitetailproperties.com Typically they list their properties high because of the exposure they get but it is a good starting point. You can do that nationwide and they usually have good pictures and details of the property.



    Edit: Deals can be had however. I paid $1437/acre 2 years ago for my 80.

    I don't see wooded land prices dropping anytime soon. Farmland may burst depending on what crop prices and government subsidies do.

    100 tillable acres with a house and barn went for a million down the road from me. Roughly $10,000 an acre.

    My family just bought 78 wooded acres for 4600 an acre.

    they get up to 10,000 an acre but sometimes people go over because they believe that theirs is "special" Its hard to find property over 50 acres at a decent price. Thats all in rural NY but don't even get me started on how it is down in NYC and the burbs around it.

    5 years ago pre oil boom and big buck popularity of Woodson county, you could find a good piece of mixed timber for 800-1000$ an acre, farm ground 1200-1500$ an acre. It hasn't skyrocket but the 160 acres of mixed timber my grampa bought last week he gave 1975$ an acre for and the 80 acres he purchased Wednesday he gave 1750$ an acre. Big oil has made it hard for average joes to purchase land at a reasonable price here. People with oil income are buying and buying. It may slow down when the black gold runs out.

    About $3000 - $4000 an acre for tillable around here. The thing is, as soon as tillable land goes up for sale, a farmer somewhere will pay big bucks because land is hard to come by.

    Exactly. Somebody, somehow is willing to spend that kind of cash ($6-10k) an acre so it raises the price for everyone. Not to mention $400 cash rent.

    No way possible for someone to start out without having land passed down from generation to generation. Sad.

    About $5k-$15K an/acre due to the gas boom here.
