I know its been talked about before but I can NOT believe the mark up these guy are getting away with!!! Last summer my dad had found a lease on craigslist in Missouri just a mile or so from some farms that we had already leased. The aerials looked pretty good, having some fairly desirable looking stand locations although it was not a crop yielding farm. Not having any experience in the area, my dad called the guy and talked to him, but was hesitant to pull the trigger sight unseen considering the price tag of $5600. Dad told the owner we would stop and have a look when we were in town if it was still available. Fast forward to November, we didn't actually walk the farm but did drive by and it looked decent from what was visible. The farm never did lease last year, the price tag being a little bit steep for the area may have had something to do with it.

This is where it gets good, today at work my dad says hey look at this lease on base camp in that county we hunted last year. It took a second for me to recognize the farm as i had done a decent amount of work on county parcel maps and google earth trying to outline all property lines. Basecamp price -----$13,400!!! <----cash price!

Where do they get these numbers from!?

Yeah I have no idea how they come up with those prices. I've looked at a couple and it seems a little ridiculous what the are asking. I could see a spike in the price if they had proof a monster bucks and a ton of other game on the property but usually they don't. It's quite sad what it is coming to actually.

Wait a minute here. You mean to tell me that people are running a business where they mark up products or services for the purpose of making money?? Say it ain't so!

I'm a business owner myself Justin, and I literally just noticed the site is sponsored by HLN. Considering sponsorship's such as their's is how you are making a living I understand the applied sarcasm, though unnecessary... I perfectly understand the idea of mark-up, this however is crazy. The only reason I posted about it was because I actually know the farm and could exemplify the difference between the farmer's expectations and the depth of the gouge, something we often discuss but never see both sides of! Barry Wensel looked at my grandfather 25 years ago when one of their buddies started offering to lease farms for hunting rights, and he said this is the beginning of the end for guys like us. Luckily Barry and Gene have positioned them self very well through dedication and hard work and have an incredible set up in Iowa, but not all of us will have that opportunity.
Good luck this season, I hope it comes together for you on a good one!

It's unreal. I know of properties around me that were being leased out for $2,000 for about 120 acres. Base Camp Leasing got ahold of the property and all of a sudden the same lease went up to $6,000. Now instead of local guys hunting it, a group of guys from out of state are in on it.

I remember as a kid we could grab our shotguns and our shells and head out after school and hunt, we all knew the farmers or the kids and we hunted where ever the hunt took us. Those days are gone it is pay to play now.

There is a completely different mindset in people that hunt as a hobby vs those seeking profit or fame from hunting.

The issue here is that despite what you saw the land listed for last year you really don't know what deal the landowner made with the leasing agent or what the real markup is. Having dealt with leasing companies many times I can tell you it's not always as lucrative as it seems.

And who is to say what gouging really is? If everyone knew the markup we pay every day on items like clothing or basic household supplies we'd be rioting in the streets. It's all based on supply and demand and what someone is willing to pay. Just b/c we're passionate about hunting doesn't except us from this same rule.

Does it suck sometimes? Absofreakinglutely it does.

I'm not going to disagree with you there. Trouble is you can apply that same logic to a lot of things these days, not just land leasing. A nice 1/2 ton pickup can cost over 60K today. If I wanted to take my family to Disney World it would cost me over $1,200 in tickets just to get into the park. Health insurance for my family is over $1,000/month. And the list goes on...

Thanks! Good luck to you as well.

Hunting Leases can be difficult to find in good hunting areas. I have been trying to find an affordable lease for the last five years and been successful, but not without a lot of time and energy in searching online and offline. Anyway, I wanted an easy way to bring both landowners and hunters together easily and allow them to connect. I created a forum specifically for hunting leases and can hopefully generate enough interest and users to get a common place to look for the hunting lease you are looking for. Take a look and if you like it - share it with other hunters. http://anglersandarrows.com/Blog/
