    I am seriously trying to keep calm. I just want it all to be in my name and done with. I've heard of so many horror stories of shaken hands broken and deals renigged on. Praying the good Lord keeps shining on me (undeserving that I am).

    Big deals are always nerve racking until the last line has been signed. It'll be fine.

    Congrats! I always look at it this way, if it falls through and you don't get then it just wasn't meant to be. That just means there is something better out there for you! Buying property is tough, I have done it 3 times and none of them was easy. Just keep getting them what ever paperwork they ask for, as fast as you can. It will be a stressful 2 months. Just hang in there and it will be worth it!

    Yup, what I keep telling myself. The bank stuff will be started today and with no mortgage currently and not seeking a big chunk my banker said 20-30 days and I'd be able to write the check over to them. The biggest hurdle now is finalizing cost of title work, splitting off the part I'm buying from the bigger parcel, getting agreement typed up and blah blah blah. I just want something in writing and some money down so it is harder for them to back out.

    The good thing is usually it is the buyer that backs out or cancels the sale...not the seller.

    Owner just called. Thursday they are gonna have an agreement outlining the property agreed upon to change hands, we are going to have it surveyed in the meantime though for exact measurements and re-parceling it all out. He did ask for 10% down, which I can do so no biggy there. Oh and it is 21.7 acres not under 20 like thought.

    Breathing easier now. They said they'd cover the cost to survey and split the parcel up...which is a good deal and he even discussed taxes obviously will need handled where I don't have to pay any taxes owed based on time frame prior to name changing hands.

    The time in person and over the phone with him makes me appreciate the fact he seems an honest man...I still held my doubts because of the price but all the research I've done and walking the property points to the fact it is a heck of a deal with a owner that never wanted the land to begin with and sees little value to it. :tu:

    Now Thursday cannot get here fast enough!

    Congrats Ty! It's a pretty surreal feeling buying your own piece of property like that. I know that you will enjoy it and turn it into a great place to hunt.

    While you are dealing with the bank. I found a nice chunk of land on the market. Only need about 2.2 million if you can swing a little larger loan.

    Dang man. 20 acres in Indiana for $2k an acre!? I don't care if it's wetlands or not, that's a steal. Sounds like you really got in good there.
    I bet that little water hole will hold a lot of ducks too!

    Hilarious story there...so first time walking it to see if I wanted it I was on my knees walking through some thick sumac and scrub trees to get down to the long pond running the center of property...as I broke through to the pond about 12 ducks freaking tore up and off and nearly had me wetting my pants right then and there.

    I am not much of a duck guy but I may have to do a hunt or two depending...

    Yup already thinking of making my own sticks to drive into the shallow pond for just this reason! Gotta get my camera collection switched over more to USA but got a Recruit I need to get out on to the pond asap! Gonna be heading out to do some video and still shots on it this weekend...may make a point to attempt to get this done while there.
