Fired the realtor today. She was doing things half way and I got tired of it. I'm going to make an offer here that I sure as heck won't repeat. The house, lake, pole barn, detached garage all on 34 acres for................$230,000.00
Dropped the price to $215,000 and immediately had two different people who have looked at this place want to make offers. I've already told one to go play with himself when he said "Well everyone expects to sell at least $10,000 less than what they are asking, so I'll give you $190K for it." The other guy is supposed to be here tomorrow to talk with the understanding that $215K is rock bottom.
I do the same. Price the house a little below what the comps are going for and get people excited about it but hold firm to the price.

about an hour before he was supposed to be here, he called and said because of his divorce finalization last Friday, he was afraid if he bought this place that he would become a hermit and "can't pull the trigger right now". Said maybe when he closes on his house sale this week he might change his mind.

Tomorrow morning 9:00 AM, we're signing the acceptance letter on an offer that came in today. The buyer, out of Texas, wants all 51 acres and is offering A LOT more than I was asking so we're taking the money.
Good for you. Why on earth would anyone offer more than you were asking when you didn't have other offers? That's odd.
The guy is out of Texas and he heard that another offer was coming in. He wanted all 51 acres instead of the 34 acres that were for sale so he made it worth my while to sell him it all.
