Henderson county illinois..

    Does anyone hunt in or near Henderson county Illinois ? Is there a good deer population there ? As many of you know I lost my 2 leases and I really don't wanna hunt public. So I looked around on a budget to find land. This is what I found 94.24 acres in Henderson county 62 are hardwoods and grasslands and 32 are tillable. I've been there all morning with the guy selling it looking at it and walking it looks awesome he showed me the taxes on it for the past 5 years and it's 290 a year And we can most likely buy it buy the next month or so. Is it worth it he's asking 112 thousand obo for 94.24 acres ?? Here's a pic of it.

    No isn't worth it. What's the sellers phone number? Lol. That price is great. Just over 1000 an acre? Wow.

    Yeah he's just trying to get rid of it he doesn't hunt just farms and he bought it as a retirement place but now doesn't want it and just wants to sell it . So I have no clue how the deer are there or if any but im sure there's some. Me and my wife just wanna make sure before we buy it cause I'll be hunting there for the rest of my life and retire there if I can build a house by then on it lol. It looks nice we walked it for a while today just around the lines basically we didn't go thumping through the woods. I was also wondering if anyone hunts around there and how's the hunting in the area. It's not a ton of land but it's enough and with 32 tillable that will pay for the taxes so im not worried about that. Im gona make my decision by tomorrow and start signing papers Monday if we decide to buy it. I was just looking for your guys input thanx.

    If I were you I'd jump on it. I'm sure there are deer on the property! Good luck deciding.

    Its never been hunted on the 13 years hes owned it he said unless by people he dont know about trespassing but he also said hes never had any problems with trespassers nor ever caught or seen anyone on the property.

    I don't even know where Henderson Cty. is, but if that were for sale in my county I'd be all over it for that price.

    Buy it.....they will come! You can manage the property that size with great success. It takes work and time. But with no hunting the maturity level should be there.

    I just saw a farm here for sale last week, 150 acres for just over $800,000.

    Were making an offer on it tomm so hopefully he takes it. But if he doesnt i can make another offer we were talking about it last night over a fire and my wifes mom was listening and wants in on the deal also so with the 3 of us it should go through but either way were deff getting a place now wether it be that one or not i just really like that property it looks real good for hunting and its like 30 min only from our new house. But ill know tomm for sure

    Cant help you, but looks like an awesome piece of land and a great price (around here its up to $7500-10000 an acre with mineral rights). Id take the risk!
