Help with new land (possibly buying)

    I live in central Oklahoma and a little town out west (Ft. Cobb) is where I have always wanted hunting land, great agricultural out there with many peanut and wheat fields. I found 145 acres that is about 65% wooded and 35% pasture. All the timber is on the south side of the property and I would guess runs mile wide and 5-7 miles further to the south. Not much timber in any other direction than my place and south, I went and road the property on atv and walked it but with the ground being so hard and just not great for much sign In the summer didn't see much sign at all. There is a lot of cows on the place that have great trails all over and pretty much any dirt or mud spots has their tracks, my question is since this is great country for deer turkey ect. Should I be concerned with the fact I didn't see much sign at all or just know in my mind that once the cows are gone and I put up some feeders (corn) and a food plot or two their will be deer. I am not sure how to post pictures on here but if anyone can help I will send a google earth picture to help with the area. Thanks for any help or advice as I am as nervous as I could possibly be about pulling the trigger and buying this property.

    I wouldn't be too concerned about the sign. Cattle and deer don't mix well in my opinion. Just remember that you can make the property whatever you want it to be. As long as you are willing to work on it you should be fine.

    10:4 on the cattle and deer not mixing too well. I'd search the other side of the fence lines for deer sign (if no cattle on the other side of the fence). Deer will generally travel along fence lines away from cattle so you should be able to see some tracks from your side of the fence. As long as there are deer in the area (can't imagine there not being unless EHD or something odd) you shouldn't have any problem developing it and getting them convinced to come back in short order.

    The property directly to the south also has cattle is almost 100% timber not sure how many cows but they are going to stay, I made it very clear that the cows on my place must be taken off before closing
