Some of you have mentioned fracking happening in your areas. It's a hot topic locally now with companies wanting to start fracking near some local communities. Without getting into the earthquake and poison ground water debates, what can we expect to see locally if this goes through? Does it have a lasting effect on land prices? What kind of mess is left behind? I've been reading some articles on the internet, but most of them seem to be geared towards fear mongering.
It shouldn't have anything to do with land prices, and there will not be any mess left behind from fracking. Any mess will be caused by general drilling practices and development of infrastructure. Fracking is not as evil as some will make it out to be.
Very little mess. There is a well 1/2 mile from our house. When they are fracking it is a little noisy and when they flare it, it lights up the whole sky. When they are done you can barely tell they were there. All that's left is a well head, some tanks, and the well pad. It is a very clean and tidy operation. From the economic stand point it is very welcoming. We have had numerous businesses move into the area to support the oil and gas operations. Our neighbor had been a farmer for his whole life. He got a check one day for $1.2 million and sold his cattle. Now he farms for fun.
That was mentioned in nearly every article I read. Hard to take an article serious when they include garbage like that.
The biggest thing you will see is more jacked up trucks with stacks and Texas liscence plates....atleast thats the norm around here. It really hasn't caused any problems and has created a lot of jobs.
gotta love oilfield trash they just never know what to do with their money when the boom dies, they are back to living paycheck to paycheck, or chasing the next boom
Land prices will tend to fluctuate upward with trends that warrant money to be made. Fracking, windmills, etc. Small farms with little acreage that are indepenant of city resources will trend downward. The downward trend will occur because of many details that contribute to fair market value. The small farm will shift from a wanted pastoral view to a "busy" situation. Even though the well water may not be contaminated, the stigma exists and the homeowner will lose buyers, shifting supply and demand. (To further understand this, think of modular/manufactured homes. How many buyers claim they will not purchase a modular/manufatcured home even though there is nothing wrong with them. Now think of how many people have told you they would not buy a stick-built home. You get the point.) Appraisals will document the shift in view, location etc. and will slowly overtime capture a price drop. I guess what I am trying to say is if you own land or mineral rights or both you are looking very well (pun intended) and if you own a small farm with maybe a home and an acre or two I would sell right now and not wait if you are concerned about potential future fair market value. I think he meant because they spend their hard earned pay on expensive 4x4 diesel pick ups and lift kits(which they need in some cases to reach their drill sites) instead of spending their money on kayaks, bikes, camping equipment and craft brews. Didn't you know hooker is a certified financial planner for rig workers so he personally knows that none of them save any money, contribute to 401k's or have pensions.
I saw a oil field truck the other day from a local company that had a sticker on the top of the windshield that said "oilfield trash" lol im not being a smart *** this is compleatly true. for the OP im sure it will be just as messy with the drilling mud everywhere and all the fracking sand but after its all said and done it should be pretty clean. where are you from if you dont mind me asking im in white county and they have done a fracking test hole close to burnt prarie i think
exactly methane is given off by coal and oil and will escape by the path of least resistance. that is why they have the flares by well heads now. and while coal mines have to have clean air constantly blowing threw it to take the methane out of the mine.
Marion and Jefferson Counties are the areas talked about. Iuka, Patoka, Omega, Kell, Dix and Bluford are proposed areas at this time.
yea i know its gonna be a big thing here for a while. behind my house in norris city out in the country at night it looks like a giant fire cause of all the flares. on my 160 acre farm there are 6 wells on it now
The prostitutes in your area should rejoice. If the natural gas booms hits your area, they are about to make bank, especially if it's a rural area.
