    10+ Acres For Sale

    Property has been for sale for 2 years now. Either have unqualified people (who can't get qualified) or others who look and make offers 20K - 60K low. Now thinking if I could sell part and refinance, might free up enough funds to manage and might get mama off the move for a while.

    What I would sell would be approximately 10.5 acres with a steel barn (pretty much a huge two vehicle garage, a good area for a nice food plot and an oak savannah. Deer have been bedding below the dam on this parcel for at least the five years I've lived here. Turkey frequent the oak savannah all the time. Buyer would have access to the 7 acre lake for fishing (no gas motors). Electric hookup would be a breeze as this part used to have electric hookups and water hook up would also be easy enough as the rural waterline goes right through the property. Don't know what else to say. Would $45K interest anyone?

    I've looked at everything else out here, and without the barn, the cheapest I'm seeing anything is $40K. This place is located 16 miles south of where they hold the sprint car championships every year. There are two major lakes close by (Rathbun and Red Rock). This lot sits .3 mile off the road. It would be a perfect weekend get away spot.

    The lot would be about 1275 feet long and approx. 360 feet wide.

    Realtor called. Asked what I would have to have for the whole 51.3 acres if I retained exclusive hunting rights....I came up with a figure and called realtor back. Potential buyer heard my figure and is flying in Saturday to see the place. Good sign? We'll see.

    Got another showing on Sunday. Hope this guy doesn't think I'm going to give up hunting here this year.

    Good luck Iowa, I've been following your efforts to sale this property for some time now. I wish I was at a place in my life where I could make you a fair offer on it because my hopes are to move north in the future. Hope it all works out for you
