Couple things....age is the only determining factor whether a deer is mature or not. Looks or size of antlers have zilch to do with it. Also the "stiff arm" comment....intent of this was what? Lastly for someone who doesn't shoot em...you really are a judgemental piece of work huh...
Not a broker, just buying and selling. Nothing really for sale right now. We do have one we pulled off the market once we got the timber value on the place repriced. Plus we just found a 82" shed on the farm, may keep it for a while, log it off and see what this new buck is. May make the farm worth another $500/acre! LOL
I'd try hunting the public land on property 2 to tell yourself what kind of size deer are produced there. If there's a couple respectable size bucks there. It could be good. Property 1 looks better. But it's a big blindfold to know if there nice bucks there compared to property 2. Just what state and country are those 2 from??

Another way to look at it, you can already hunt that public land piece... So buy the other and you then have access to both areas.
I thought about that also I already hunt a different public land a few miles away and I can hunt anyone of the a dozen public spots within 45 minutes of either piece. If I make a home base out of the public piece it just makes sense that I hunt that piece also it just expands the property.
I vote property 1. I don't like being by public, you can throw QDM out of the window. Granted private land owners can also shoot everything, but maybe you can talk them into changing there ways. Also like the tillable on property 1 and layout. If I were to own property I personally would enjoy turning up some dirt and planting plots.
I'm in Florida right now but when I get back I'm leaning towards the 57 acres. More so for the fact the guy that owns it owns another 150 acres towards the south and I might be able to have some friends who will be in the market in a couple of years by that. I have a couple other reasons too I can by the land now and the house and the barn when my 90 sells and I know there are a couple of nice bucks floating around. looking to buy some vacant land, to hunt, but not sure what features to look for. what makes a perfect hunting land for you ? Hope to be able to hunt deer and waterfowl. so some sort of water/river/creek/swamp is a must I think ? with the family growing, I bought a RV, thinking I can take the whole family to crown, and they hang out while I go hunting .. but with all the thefts, and ppl entering others RV on Crown, i dont feel safe leaving wife and kids alone all day ... hence looking to buy some private land. budget is below 200K and some sort of road access is a plus, in case anyone can recommend any lands for sale.
