    Those pictures make me feel even better about my choice of #1.
    From your description and now from the maps, #1 to me is the one that I'd be leaning heavily towards.

    I talked to the realtor today about both properties and we are trying to split the house out of the deal. It's going to be tough because the house is pointed the wrong direction. We'll see what happens

    Unless there is a huge financial advantage, I wouldn't want to have anyone else being able to have a chance to mess up my property with their barking dogs and kids on 4 wheelers taking advantage of their neighbors and so on. I like having a hunting camp or whatever.

    I have been going back and forth about it and I really do not want the house. They will only have an acre of land which will be fenced in. I belive trespassing won't be an issue but if it is that would be hard to deal with. My wife is against the house also I just got rid of the cabin which had more maintenance than this place does but I would still have to do things to it. I'll see what happens.

    Too many variables, but I will go out on a limb and bet all my marbles this deer I video taped wouldn't be living on either of those parcels
    Whether you want the house or not should not even be a thought. Buy it with the property and you split it off, sell it and make the money that comes with the split. Plus, you can dictate who you want to sell the place to the first time, like a nice quiet old couple! If you don't buy the house with it, you can be assured it will be a family with 4 boys that will be glad to hunt your property when you aint there!

    Do you also kill big bucks, or just enjoy getting video? Got a lot of marbles?

    Granted, none of these deer would be considered "Monsters" but they are very representative of what a mature buck looks like in my area. They all would score around 150". The largest buck that I'm aware of that has been harvested within 10 miles of me is roughly 170". All three of these bucks were taken off my 40 acres property. At least to me, these are more than acceptable results for hunting a small parcel.

    I haven't seen your video but I did found a couple of sheds at property one that says there are a couple of bucks that like to bed there. The 1 shed was over 70" and the other in the 60" range

    This is what a mature buck looks like to me. Had a great time filming him. Don't have to stick your arms out when showing these guys your kill! And no i don't shoot any. Just set properties up to grow and hold big deer then sell for a premium showing what is there. Plenty of horn hungry guys out there with money looking to just step into a turn key property.

    But we do have fun video taping and find big sheds!

    That is a great buck, where Property one is there are some high caliber deer in the area and I would say I could get that caliber of deer there within a few years depending on what the neighbors do. I did find out the neighbors to the south don't hunt but the neighbors to the east do.
