Buying land with a trash dump - Is this a deal breaker?

    Found a piece of land I am very interested in purchasing but found out it has a ravine that has been used as a trash dump. I don't know how long or what is in it but there is definitely a fair amount of trash in there. It has been suggested to me that farm credit etc may not even finance it with this site on the land. I would never to do this but where I grew up this is not that uncommon. Should this be a deal breaker? I really don't think the current owner would have the funds to have this removed. Thanks.

    I would either have it in the deal he cleans it up or get an estimate on how much it would cost an get the price reduced that amount to cover the cost

    Even though you didn't dump stuff there, if you purchase without agreement to have it cleaned up, you could be held liable if there is toxic waste there. Toxic waste (i.e. used oil, asbestos, etc) could end up costing you a fortune to get removed.

    Agree. I would either make sure they have it cleaned up, or walk away.

    Find out what a clean up cost, add 25% for handling it, tack it on.. Or rather off of the contract and turn a negative into a positive ....

    It depends a lot on the State you're in and what kind of trash you're talking about. Depending on how many acres you have, some states will let you bury it if it's just junk.

    As long as it wasn't toxic....I would use it as a bargaining tool, no more, no less. I doubt you can get them to take the cost of removal out of the price, but you could get some cheaper land and then apply elbow grease to make it nice again.

    I think I am going to have to pass on this land, unfortunately. This trash would be in an area that would back up with water if I were to dam a seasonal creek like I would want to do. Very disappointing, but thanks for the advice.

    Leave it as it is..My All time favorite hunting spot look the exact way as you describe your future property. Many hunters found it a trash dump, and never hunted the area. But that was a reason I hunted the area. That area had the largest concentration of bucks and does that you wouldn't believe.

    Clear the trash from the water post the area for no dumping and leave the garbage. It will continue to deter hunters and produce some of the biggest bucks you will encounter.
