    I am looking to open and run my own basketball training center. I am currently looking for space to buy. Those who own their own commercial property what advice can you give me? Thanks in advance

    Form an LLC to own the building. Get insurance quotes. Look hard at the roof. Commercial maintenance gets pricy. Have mechanicals inspected and quote replacement. Price snow removal. It might shock you. Lawn maintenance. Ask CPA about depreciation schedule. Look closely at parking lot. They are spendy to repair or replace. Property taxes. Utilities. ADA compliance. Electrical service up to code? Security systems.

    Look at lease alternatives to compare cost of ownership.

    Make sure the property has Alternative potential uses. In fact make that a priority. Thank me 10 years from now.

    Bball training and tournaments are turning into pretty big business here in VA. Have at least 4 to 5 courts and be close to some hotels and you can make some decent money on that side.

    A guy who had his daughter on my daughters aau team opened one. Made connections with all the local high schools and they are packed each night after school. Only issue is he only has one court.
