    congrats! I'm about a month behind you. we have our home inspection tomorrow and i sign all the loan paperwork tomorrow afternoon. should be getting the keys end of july. then i can post my own thread!

    Thank you everyone! Got the carpets ripped out last night - started vaccuming some of the dirt up. Thinking about starting to scrub walls tonight after work.

    Best of luck to you, too, Patinthehat! Paperwork is a pain in the rear!

    Our demolition has started.

    The spot you see will be our new bathroom door. The current bathroom enters off the kitchen. Going to block that one off. This wall will all be turned into drywall and painted a brown color. Thinking maybe a lighter shade.

    Then this is just a part of the living room. Got our carpet in - just have to lay a subfloor down on this one and the adjoining laundry room. The walls are staying the same in what is seen here.

    Thanks. It's already going really smooth. Hoping to be living there in about 3-4 weeks. Helps having a holiday and some extra vacation days!

    Looks like a fun project. I would love to buy an old house and completely gut it one day.

    Not so much fun! ;)

    But, it will be nice once it is done. We are only totally gutting the bathroom and kitchen. The living room (above pictures) is pretty much staying the same besides flooring and one wall. We got a screaming deal though, so I will deal with the slight delay of moving in!

    Update!

    This is the living room before. My Dad cleaned the window. The white is the color it should be. The rest is dirt.

    This is the room after a new drop fan installed, a cleaned window, and walls/ceiling.

    Added a knee wall to the top portion. That will be painted (pale/light) green with sections of wood in between. It will have our deer heads. Across on the other wall will have a light that should be like an accent light to the mounts. The paneling on the flat wall is also now drywall and will be painted the same color.

    Got the spare room ready for carpet.

    It's all coming together. The bathroom is all drywalled. Just need to put in the tub, toilet, and sink - then plumb them all. Then add the flooring and paint. The kitchen hasn't been touched, but have bought appliances. Slowly but surely...

    Thank you. I like to think we're making good progress. My Mom has been a blessing through all of this. I am so thankful she is as talented as she is! She will work on it all day while we're at work (and doesn't complain!).

    That's a great property. Looks like a lot of hard work, but well worth it. Just one question? How does the inside of a home get so extremely dirty? Is that soot from a fire?

    Thank you! Definately will be worth it! Four days with my camera out and already five small bucks out back!

    It is a mixture of pure filth, dogs, cats, and a kerosene heater that was burnt without the wick being cut. It is also heated with fuel oil - but I was told if that is cared for properly it wont cause black crap everywhere.

    The smell initially was horrendous (cat). I cleaned out the furnace vents yesterday - they were PACKED full of animal hair and dust. How someone can live like that is beyond me!

    I thought there had to be smoke or soot involved in that mess. Is fuel oil common there? Our rural properties use LP, and it burns very clean. Maybe something to consider?

    LP is around here (Not super common), but last year there was a shortage and noone was taking on new clients. Gas lines were just added down the road, but it would be quite a bit of money to run it from where it is to our home. Unfortunately, not in our budget this year. We do plan on switching our heating source in the next year or two. Because it is a smaller home, we are thinking a pellet stove or possibly a wood burner outside.

    I have a few clients that use the stand alone wood burner with great results. Makes for very clean heat also. All the mess stays outside which is nice. I think we have a member or two here that use them also. I do remember LP getting in short supply here also last winter now that you mention it. Good luck!

    Thank you. I really wouldn't mind a wood burner - but since I am home alone 4-5 days a week, I'm not really sure that is the best avenue to go. At least a pellet stove is a little less work. I think it'll be more researching and seeing the ups/downs to each. I have plenty of trees for a wood stove!
