I have looked at a few in GA and TN.. If you don't know what it is.. short version.. it is a very large tract of land where only a part of it is developed residential.. The rest is left alone and and never developed, this portion is for the owners to hunt or use in other ways.. Some or all is set aside for hunting some may be set aside as a trail system for horse back riding or walk.. It is a way to own and have access to a large tract of land without actually owning a large tract of land.. here is one in GA we looked at a few years ago.. Unless you go the small acre hunting route it would be hard to get enough people for a big enough piece of land all on the same page for management, usage, stand locations, work efforts, etc. I imagine it can be done but seems like a headache for any substantial piece of property, I'd rather just buy my own and work my way up to something bigger when I can afford it.
I am not talking about buying a tract of land with your buddies that almost never ends well..These are large tracts that are already being developed.... look at the link I posted in my first post as an example and read it.. And I have owned several large tracts it's not as much fun as you would think buying all the equipment etc and maintaining while it is fun and I love riding a tractor but we are talking a lot of money to DIY... Been there done that 3 times It is really out of the reach of most... When you buy into one of these communities you are also buying in with several other like minded folks, many have a land managers and biologist on staff.. Not trying to start a discussion in any other direction... It's just another idea thats out there and was just curious if anyone else has looked into it...
