I was just offered permission to hunt 10 acres of private land in southern wisconsin (out of state for me), by a close family friend. Is it to late in the season to really start a new property? I definately will hunt this property next year, just not sure if it is to late in the year to jump through the hoops to get everything needed to hunt it this year. I know of at least 1 large buck that frequents the property and several other deer, because they were seen on a visit there (non hunting visit).

I would jump right in. It would give you a headstart on hunting it for next year

You have nothing to lose by hunting it. The least you will do is see the potential for next year and learn the property and where deer eat, travel, or bed.

I guess that makes sense to use this year on that property as a scouting season, while still hunting it and maybe getting lucky.

Get in there ASAP. This is the best time of the year to hunt new property. The rut is in full swing so there's now need to pattern the deer. You just have to be in the right place at the right time. Get a topo map and start a new thread. Ask for help on set up options. Some of these nuts are actually good at pin pointing where to set up via map. Good luck and get out there.

I couldn't agree with this post more. Post a satellite image and I you can an actual topographical. There are a few here that know a little about that.
