We have farmland selling for $12,000 an acre and that is not for development. I see flood ground selling for $4,000 to $5,000 an acre. Central Illinois.
Wow 12k that is just crazy. 4k is pretty average in my Co. for grazing ground. Tillable a bit more, Although last year a big cattle operation got sold off it went stupid high.
I'd have to ask my old man what it is listed for. I do know that the comment was made that the first offer of 350k would take it, which is dirt cheap. But to be honest it has been a bit overgrazed. needs a year or two without cattle and a good burn. Has a small pond and a half mile of wooded creek bottom with a small 5-6 acre tillable plot along the creek. It doesn't look like alot but it is a heavy travel corridor from feed to bedding. Deer, turkey, pheasant, quail and prarie chicken.
Agreed! Some of these folks that hit it big with crude and natural gas make it hard for an average joe to attain decent acreage. I moved out here 5 years ago and ag was going for around 1200-1500 an acre, good native pasture around 1000, and hunting acreage was the least sought after coming in anywhere from 500-800 an acre. Since then, ag and crop ground has quadrupled and decent hunting ground is easily over 2000 and highly prized. Anything that has been managed or has some trail cam pics of big deer will bring 3000 without hesitation. It's like people think Kansas has big deer or good hunting? I sure am glad my inlaws and grandfather bought up most of the county back in the day. It'll be hard for me to buy what I'd like someday if this continues.
I'm in the same boat Jeff lol But I aint complainin. Cheaper acreage also typically doesn't include mineral rights
