i got a call a few minutes ago about a lease. I've been on a waiting list for this place for 2 years. Its in east Texas about 1 1/2 hours from home in a 2 buck 2 doe county with antler restrictions. I'll have about 1oo acres to myself.
I can go look at the place this weekend to decide if I want it. Our season opens in 17 days so I won't have much time to scout. If I like the looks of the place I'll probably pay just to get my foot in the door. The last one I looked at in east Tx was a joke. I hope this is a better property. I have heard nothing but good things about the area.

Excellent! Do you have to pay for leasing the land? Are the deer down in Texas as small bodied as I've heard? Up here in Wi. we have cattle w/antlers. They eat only the good stuff, corn, alfalfa, oats, etc. Hey, good luck out there.

Unfortunately yes. I do have to pay. For this place, where I will have almost 100 acres to myself, its gonna run me $800 a year. That is relatively cheap by Tx standards. I know guys that pay up to and even above $20 acre so $8 acre is modest in comparison. The deer are small bodied for most of south Texas. There are areas, including east Texas, that do grow them larger although they still don't compare to those bruisers up there.
This land is a bargain for me. It is a year round lease. Thats a big deal for me because it has hogs and I can have guests. On my last lease I had several HNI guys come and hog hunt with me and have made some great friends. I look forward to doing that again. This land also has a few turkeys and from what I hear a few nice camping spots for family weekends in the off season.
