    Bob, your neck of the woods, what kinda $ per square are houses being bid at?
    Let's just use a simple ranch style 4/12. One layer tear off and replace with 30 year shingles.

    What's up with the tie downs on the front rear quarter? You planning on restoring it or doing just enough to make a quick buck?

    Let's see, maybe it was because the global supply chain has been impaired for 18mths, coupled with very little is produced in the US, our (relatively high) salaries and taxes which make it cheaper to produce offshore?

    I just paid $10,900 for a 1800sqft raised ranch, single layer tear off with no decking needed and permitting included. I had bids up to $13k with the same Owens shingles. I don't know how many guys total were on the crew but they knocked it out in about 9-10 hours.

    2 story? High charges. Zero lot line? Access charges. Steep, like 9 or 10/12 maybe even 12/12? Steep charges. $605/sq would sound about right. I mean, I'd charge more just for having to roof in Chi Town.

    But I would also put a better shingle on ya then OC. GAF all the way.

    Edit* I would have also thrown a charge on to cover the crew getting cussed out in their native tongue.

    My middle son had his second chance of the season to pitch last night. In three innings: 7K, 3 Walks, 4 hits and 2 ER. He carried a shut out for 2 2/3 innings before the other team got their first hit.

    It's only a raised ranch, not a true 2-story and not much pitch. And I am square in the middle of 1/3 acre so no access charges.

    Edit* Your crew would not have started bumping Oompa-Loompa music before 0730, either. Judging by their manners, you must use Taumalipans instead of Oaxacans.

    true, that's why I say my wife's MX-side people must be Oaxacan and not from Durango like my MIL claims...does not go over well. She's harder to tackle than Barry Sanders.

    OXs are the strongest people pound for pound I ever seen. Back when I was bartending these barely 5' tall 130lb soaking wet Oaxacan barbacks would hoist a 150lb+ full keg of beer over their back and shoulders all by themselves and run it out from the cooler to the bar which was about 90-100 feet away. It was crazy.

    Think I threw my back out now just remembering it.

    They throw the best quinceanera, claim to have perfected barbacoa and yeah, total work horses. Great people. I'd be squat without them. Plus, they have the best after Midnight Mass parties on Christmas eve.

    Heading to pick up my oldest from school tomorrow in Maine. We are heading up towards the Canadian boarder to go on a search for Moose and spent until Wednesday hiking, fishing, kayaking, and mountain biking. No TV, no news, no BS. I only get her for 2 weeks and she needs to drive back to assist with a research paper for the summer. Next time I'll see her is in November for a month then she is off to Africa to study abroad. I could not be more excited.

    Do not let her go to Nigeria. I was once requested to go to a landfill in Nigeria. It involved a guard to meet in Geneva to Nigeria and extraction insurance etc, hard no do it online.
