    In other news...I talked to two other landowners today about leasing...one wanted $40/acre, the other $50/acre! I told them both to do their homework and to have a good day! All of my leases currently are $7-14/acre. Most I have ever paid was $18/acre. A couple weeks ago I talked to another guy that legit wanted $100/acre...some people really have over inflated ideas of what ground is worth.

    Now you've got a kid to throw into the mix though, that'll certainly change things with the wife and the free time. If it doesn't i'm not sure if you're really lucky or really dumb! :tu:

    Is that solely hardwoods/CRP "crap ground" or is that also taking into account land being taken away from producing areas for food plots, etc.,.?

    All 3 mentioned are all timber. None of them have tillable or CRP acres.

    Or, they have zero interest in leasing it to you. $7 to $14 per acre doesn't even cover the property taxes. It wont take too long for the landowners in your area to figure out that they are not getting market value. $20 to $30 is more the going rate for decent ground. Once the lease game starts in an area, it doesn't take long. Iowa has been the last frontier when it comes to ground being leased, but its coming.

    There is an outfitter leasing up ground here that is about to find out how much locals will tolerate. He put paid hunters on ground that was across the fence from a lease he had. That was the final straw. Now, they are looking to have some redneck fun with him. They will make sport out of moving him on down the road.

    Most of the good stuff does have booners on it. And, not the trespassing kind. $20 is pretty average for good counties. I have seen it go for up to $35. Keep laughing, your area will likely catch up to the market. Especially when the deep pockets find out that your prices are below market. The Skinner's can probably handle that project pretty well. Unless your area just does not offer the genetics to support those prices.

    I guess I do hate trespassing, so, you got me there. :busted:

    Just think, at the low lease rates you enjoy, your trespass fine of $330 would have gotten you another 40+ acres tied up. Will the videos be put back up now or not? I mean, at this point you might as well.

    I have farms in 4 and 5. 3-4 points for archery. 85% draw with 1 point for gun. 100% with 2 points.
