One of my facebook friends just posted a lease in southern Illinois. $3800 per hunter for 4 hunters on 500 acres. That's just over $30 an acre! My first thought was someone is smoking some seriously good &$@#! I have 3 different leases and don't pay anything near that per acre. Is it really getting that bad? The part that really shocked me is the lease was filled within one day. That's a lot of coin to spend on 500 acres i have to share with 3 other people.
It all depends on the ground, how much timber, what county, etc. But yes, that's a pretty average going rate for leases that are nationally advertised.
For that much, if I had that kind of money, I'd be looking at actually BUYING into some land! To each their own I guess.
I have seen a 1 year lease on 500 acres for $45,000 in Illinois, but have also seen them in the hundreds of dollars. Depends on the history of the site and where it is located.
I get that quality ground costs more....but that's more$ than a lot of quality guided hunts in Illinois
Where can you buy enough land to hunt for $3-4k a year? Most land I've seen has been around $4000-$6000 an acre. Even a 50 acre piece financed for 30 years is gonna cost you $1k a month.
It really depends on where you are looking. Around Buffalo County WI it is for the most part in that $30 an acre range. Across the river they are trying to get the same amount in SE MN which is crazy to me. You can get 2 buck tags in WI so it should be more than MN and 1 tag. Places in Illinois that is a bargain and some spots in Iowa too. But if you look even in the biggest buck areas of Iowa you can find some decent prices. I do think the leasing companies have drove the price way up.
All depends on what you want in life and how much. Spending "$3-4k a year" on simple access to a property just to hunt seems silly to me. To each their own like I said.
There are A LOT of people that pay an outfitter that much for 5 days of hunting. I have never paid $30 an acre and I think I would have a hard time doing it, but if you want to be hands on and can spend some time at it I can see where that would be a better fit for quite a few than using an outfitter.
That wouldn't cover the taxes on similar sized piece of property in NY. Around here any hunting on a piece of property that I own is always a secondary consideration. I need to have another reason to own it and it needs to be justified by potential upside in future value. So with said I can totally understand how leasing is very attractive proposal even at what on the surface seems like higher dollar amount.

Somewhat yes. But most likely thats just the lease web making more money than they shouldve sell it for. Its a jip to me. If you got connections with a farmer you know from somewhere or you knock the owners door and he says yes. You dont need to worry about spending a jip load of grand cash on those jiped leases. Another way better off hitting public land. Spend 3/4 less than leasing these jiped leases.
