    I have been searching high and low for some property to hunt for over 2 years now. I'm willing to put the money down for a lease but I'm having an extremely difficult time finding anything. I lost my 200 acre property 3 years ago and I've been restricted to less than 10 acres (4-5 huntable) for the last few years. I put a ton of stand time in mainly because I love to bow hunt but I can't really "hunt" them on such a small property. I see deer and kill a few every year but there's not much potential for older deer. I've hunted it for going on 10 years total.

    I was doing some searching online and came across this ad for a lease. This guy can't be serious about that price. It's in Southwest Virginia, not Iowa.

    I need a little luck guys!

    We've been tossing around ideas of leasing - so I've been browsing, too. I've seen some awesome looking deals (Of course the counties I want are not so awesome prices). So best of luck to you!

    What kind of land is around the 10 acres? I see a lot of mature deer frequenting my 9 acres which has a few hundred acres of pasture and woods surrounding it. Have you done what you could to improve the land? You'd be surprised what a little bedding area and honey hole plot and mineral site will accomplish. Just look at the land around you and provide for the deer with the food or minerals they can't get anywhere else and you're bound to see a bigger variety.

    I forgot to attach the picture!

    The 10 acres is a part of a 50 acre wood lot. Mature bucks just don't frequent it. I see deer and let a lot walk but it's just not the best for quality deer. I like trying to piece everything together, I love trying to figure them out and I can't do that there.

    I had been paying $1000 for a 160 acre KS lease that really only had about 70 huntable acres. Got tired of leasing it though....



    So I just bought it :)

    IF it is quality property and holds good deer...... might be worth every penny. Split it with a buddy after ya talk him down a few c notes.

    You guys have to remember that this is Southwest Virginia not the Midwest. Anything over 100" is a great deer. That's just a lot of money for a lease for here

    For that much just save up for a few years and buy your own chunk of land by going in with a group of friends/family. That way it's your property and you can manage it how you want. I know some are into leasing but it doesn't have to be your only option when you can either find a land owner who will let you hunt for free/cheap labor help, or you can buy your own after a few years of penny pinching. I only own about 9 acres but owning land has been one of the funnest things I've managed to add to my outdoor lifestyle and I can't wait until we can buy a bigger piece of property.

    That's a lot of coin for that much land. I'd never pay that much for anything in Kansas.

    Most leases I have seen in Virginia cover the property taxes. That's steep unless it comes with others stuff like hunting shack etc..

    You are a few hours away from some of the better areas in KY and OH. If it's gonna be expensive you might as well drive a little further and hunt somewhere that big deer live.

    Just my opinion after hunting my whole life in the NE and then moving to the Midwest. I'd rather hunt less in a place where giants live then hunt for rats every day.

    I just leased 3 chunks of land this year here in central KS for a total of $1300 and probably only 2-300 acres are huntable of the almost 800 total acres combined but I'm not complaining lol! Also helps I went 50/50 with a buddy so really I only spent $650!!!

    Matt,

    The older I get the more this is becoming a reality and a stronger possibility. I still want something locked down locally because quite frankly, the majority of my hunting happens before and/or after work. My job doesn't allow me too many days off in a row unless I put in for it. The thought of putting down the coin for a lease in KY or Ohio and only getting to hunt it 10 times scares me away a little. We'll see though, I'm thinking of hitting some of the great public land in Ohio if I can narrow down the spots I need to go scout and get some info on then
