Well it was a good morning. Went and looked at some land for lease. +/- 20 acres of timber, +/- 20 acres of farm land. Tons of deer sign, tracks, trails, rubs, and seen some sheds the guy leasing it has found over the years. Some really decent bucks, one monster that he says he only sees at night. He said the last few years the does have really populated, so they need thinned out, so may take a year or two get that under control. But he said as long as I take care of the ground, he has no problem letting me lease it for years to come. Also heard some turkey gobbling which bodes well for the upcoming season. It will be nice to have some land to run cams and mineral sites on finally. Gonna be a busy summer hanging stands and cutting lanes. Not many places to use my climber, so gonna invest in some ladder stands. Already have one, think ill need 3-4 more to spread out to cover any wind. There were a few spots I could set up my climber also, and I'll probably have a blind on the edge of a bean field. Found one small deadhead, but no sheds yet, he said most deer he has been seeing are still holding antlers, i also did not walk thru the thick stuff, gonna go back in a week or two and really canvas the area. Now just gotta draw up a little contract, and get the money by turkey season, he said it was no big hurry on it, and I'm welcome to come up and look around and locate turkeys or shed hunt before I pay him.
$300, farmers to the north, they have some little timber areas, he said they let anyone who asks hunt there, but usually just a few guys every year, and he knows them personally, he owns everything else to the south, east and west, all farm land. The timber from the north funnels out of some bigger woods and a small river right into his property.
Congrats! I'm hoping to buy some land within the next few years. 40 acres would be plenty for me to just use for hunting. I hope you bag a big old buck on it.

Not sure where you are located here in Northern IL, but you are correct! One thing that I can guarantee each year is that I find myself with less (private) land to hunt around here. Been fortunate thru the years to have permission to hunt many properties just by helping out the landowners so no complaints!
That's a great situation you have there. Also this has to be out in the Midwest somewhere cause over here in the Northeast even if you knew the owner you wouldn't be given weeks to come up w/the money and def wouldn't be allowed to walk and scope out the Property before he got paid!!!! A little off topic, but is it worth it, if I have the money to buy up land and lease it out? Or will I not get enough to meet my minimum payments. Better yet, where is a good place to go to find out about the advantages / disadvantages on buying land and leasing?
I would not even think about putting money on something I didn't get to look at first. That would be like buying a car with out test driving it. It is in the Midwest, and normally you would have to have the money to get it before some one else got it, but this is just an old family farm that had a lot open up, met the guy on Facebook actually, and we have been trying to get together the last few weeks but have been sick or had bad weather. I would imagine most people probably are not as easy going about it as this guy was. But he was ok with a handshake for now saying I wanted it and would get him the money before turkey season.
Oh no I agree w/that. Around here they will let you tour-walk the property but they don't hold any spots for you until you come up w/the full amount. Walking is the best you get around here (Md and Pa) Sent from my iPhone using Tapatalk
