    Buy land to ensure a lifetime of hunting memories, or invest in a once in a lifetime hunt that provides a once in a lifetime memory?

    The land, you can build something that you can get enjoyment from for a long period of time and then pass it down to others so they could do the same. A once in a lifetime thing is only that, it is fleeting, temporary and with time the memories and the enjoyment of that one particular hunt fades and becomes less important.

    I agree. The land will bring more memories and will give you a chance to make something out of it.

    Whatever dream hunt you want. Although I suspect your being in Africa your idea of a "once in a lifetime hunt" is vastly different than most Americans!

    For me it would be an Alaskan brown bear hunt vs. 120 acres of prime whitetail land close to home.

    The land can be enjoyed for more than just hunting year round.

    You can pass land onto future generations. You can pass on memories and possibly a mount from a once in a lifetime hunt. I'm thinking those receiving will want the land. The mount probably isn't worth as much unless you shot a polka dotted unicorn.

    Land is something they aren't making more of so I say buy land if you find a property you like and can afford before it's gone.

    Definitely the land. A year ago December we bought a place that we "plan" on staying on. Nice acreage and nice location. It is something that we can leave to our boys or we can improve the place and buy a bigger one.
    There are options.
    With a hunt, it is a "one and done" kind of thing. Sure you can pass on memories but they will fade over time.

    Without a doubt it would be the land. A once in a lifetime hunt sounds great, but there are no guarantees that it will live up to the expectations. The land can continue to give you enjoyment for as long as you want to own it. If you ever decide to sell it, you'll most likely make a profit.

    Land without even blinking. Not only can is provide a lifetime of memories, it can also provide the once in a lifetime memories like your kids first successful hunt. Far better than any dream hunt could provide.

    120 acres of prime whitetail land in most areas is going for as much as 1/2 million $. You can buy a lot of brown bear hunts for that.

    People on this thread are not comparing apples to apples. Even a high end sheep hunt is $20-30k, which is about what you would pay for 3-10 acres of land in prime whitetail country. That's not really hunting land.

    That is some top end land you are referring to in only the best counties. That is buffalo County prices. You can find good solid hunting land for half that price. 2000-2500/acre gets prime real good hunting land in very good areas. I paid $1437/acre for my land but it needs some work. :lol:

    Yeah, but say you've got $20k just sitting around... down payment on a parcel, or do something that very few have the opportunity to do?

    I'm not saying I am in this position; or advocating either stance. Just like to see what others think.

    And I gotta say that while I'm probably never gonna kill a 150" deer on the public lands I hunt, my lifetime of deer hunting memories are no less precious to me than if I'd always been hunting family owned land.

    Typically land is not going to lose it's value, so while it is comparing apple to oranges, it's also semantics. Example, Purchase 100 acres land for $2500. Pay minimal property taxes on unimproved land and pay interest on the loan. 10 years down the road, sell the land for $3500 an acre and either reinvest that money or pay capital gains tax. Either way, you have not lost a penny and most likely you will have some money in your pocket at the end.

    Obviously the cost associated with owning the land is greater, but the financial reward will also be greater. There's also the possibility that part of the land is a profit generator. You can profit by having it row cropped, hayed, grazed, placed in a CRP type program or have timber selectively harvested. All those options can reduce your actual land costs.
