It's because of prices like that I'm glad my dad preached at a small country church. Older farmers who don't hunt begging me to hunt their property. 800 acres gained for free. I got lucky.

All about location and access. If he is right next to a huge outfitter that charges 3 grand for a week long hunt, and he is giving year-round access, it looks a lot less outrageous. If he is just some random guy that owns a little farmland, then yeah it's definitely steep.

That is just a lil under $38 / acre, pretty reasonable IMO. Especially if it is a decent property. Welcome to reality. Go try and buy some land for $38 / acre. You gotta pay to play.

So you are not hunting this year because of financial reasons and leaving your team a man short now but your out looking at hunting leases? How does that work?

hell my family doctor charged my 1600 a few years ago to hunt on him he has 200 acres with only 5 acres in woods...all year I hunted and only killed one LITTLE doe...could have killed a MONSTER opening morning of rifle season as the moon was full and I could see him and another big buck in my corn pile but it was a hour before daylight and I just said .."better not"...its not fair or right...BUT GOD WAS HE A BRUTE OF A DEER.....

And you won't find many outfitters offering hunts at that price either. Add a grand..... and you can hunt 5 days. $1700 year round access, maybe turkey, and whatever else.... just saying.

So you paid 1600 to hunt 5 acres but think that 1700 for 45 is high? What is the ratio on the 45 acre parcel?

Heck, here in Central, IL farmland is going for $12,000-$15,000/acre

The price does come down if the land is more for deer than corn/beans, but prices are crazy
